The starting point

Water intrusion and roof damage

The project records documented roof damage and water intrusion. Sales photos showed standing water, algae and visible seams across the two existing flat roofs.

Job notes also recorded termite and nail damage to ceiling boards. The replacement scope addressed the roofing surfaces and included additional wood work at the rear roof.

What we did

Replacement and repairs across two roof sections

  • Tear-off and removal of the existing front and rear flat roofs.
  • A plywood replacement allowance of up to five sheets in the contracted scope.
  • Rear rafter work and new tongue-and-groove boards through a change order.
  • Tapered insulation on the rear roof only.
  • A GAF hot-mop built-up system with a modified-bitumen white granule cap sheet.
  • White edge metal and flashing, plus caulking and white primer on wood through a second change order.
