The starting point

A clay tile roof with recurring leaks

The project estimate describes a terracotta clay tile roof installed after Hurricane Andrew, repaired several times and experiencing active leaks. The July 31 photos document removal of the existing tile.

What the project included

  • Standing-seam metal roofing on the sloped section.
  • A self-adhered modified-bitumen system on the flat section, over tapered insulation.
  • Decking, plywood recovery and T1-11 siding work documented in the sold change order.
The roofing scope

Two roof sections. Two systems.

Sloped metal roof

The sold scope specifies 24-gauge Galvalume standing-seam metal over high-temperature self-adhered “XFR” underlayment.

Flat roof section

The sold scope specifies Polyglass Elastobase SA-V FR base and Polyflex SA-P FR cap over tapered insulation, with 24-gauge Galvalume edge metal.

Work beneath the roof covering

The sold change order lists 19 sheets of 5/8-inch plywood decking, with five included in the original contract, plus 14 sheets of plywood recovery and four sheets of T1-11 siding.

Workmanship warranty

Bigfoot’s workmanship warranty for a full roof replacement is 10 years, beginning at the final inspection.
