The story behind the roof

A long-term response to recurring leaks.

Ongoing leaks, water damage, soft or rotted spots, and insulation problems had become worse during heavy rain. The homeowners wanted a long-term fix rather than another patch.

Bigfoot Windows and Roofing completed a full tear-off and installed a new standing-seam metal roof. The deck was inspected and damaged plywood replaced, with full self-adhered high-temperature underlayment, new flashings, trim, and edge metal. Bigfoot also handled the permits.

The work included R-38 insulation over the leak area, replacement of one skylight, and removal of a second skylight, whose opening was closed in with metal.

More than a roof covering

  • Full tear-off, deck inspection, and replacement of damaged plywood.
  • New flashings, trim, and edge metal.
  • R-38 insulation over the leak area.
  • One skylight replaced; a second removed and closed in with metal.

What tear-off revealed

A hidden roof layer changed the scope.

During tear-off, the crew found an extra layer of plywood and underlayment beneath the old roof. Addressing it added about a week of structural work, including reinforced roof framing over the patio and other roof areas, new tongue-and-groove, new cedar and wood fascia, and 32 sheets of new plywood decking.
