Shingle vs Metal Roof in South Florida: Pros & Cons

Shingle vs. Metal Roof in South Florida: Which Is Right for Your Home?

Side-by-side view of a shingle roof and a standing seam metal roof on South Florida homes

Quick Answer

In South Florida’s High-Velocity Hurricane Zone (HVHZ), both asphalt shingles and metal roofing can meet code — but they perform very differently over time. Shingles typically cost less upfront ($750–$850 per square installed) and last 12–15 years in our climate. Metal roofing costs more upfront ($1,050–$1,400 per square depending on type) but can last 40–50+ years, carry stronger wind ratings, and often earn larger insurance discounts. The right choice depends on your budget, how long you plan to stay, and what your insurer rewards.

Key Takeaways

  • Shingles: $750–$850/sq installed; typical South Florida lifespan is 12–15 years due to UV, heat, and storm exposure.
  • Metal (standing seam): $1,050–$1,300/sq; stone-coated or metal tile: $1,175–$1,400/sq; lifespan 40–50+ years.
  • Metal roofing generally earns stronger wind mitigation credits and may reduce insurance premiums more significantly.
  • Florida SB 293 prohibits HOAs from blocking metal roofs or impact windows — your HOA cannot legally say no.
  • GAF System Plus (available on shingle installs by Bigfoot) and 50-year standing seam warranties both offer long-term protection — on different timelines.
  • A Certified General Contractor can handle structural scope (hurricane straps, decking, code-driven repairs) under one contract — no separate GC hire needed.

The Real Problem

Why This Decision Is Harder in South Florida Than Anywhere Else

UV intensity, hurricane wind loads, standing water, and insurance pricing all converge here — and they punish the wrong roof choice.

Florida roofing decisions are not like roofing decisions in Ohio or Texas. South Florida homeowners face a combination of stressors that accelerates material degradation faster than almost any other US climate: intense UV radiation, sustained heat above 90°F for six or more months, salt air within two miles of the coast, hurricane-force wind events, and sudden heavy rain that pools on low-slope sections. An asphalt shingle that lasts 25 years in the Midwest may last 12–15 years in Miami-Dade.

At the same time, the financial stakes are rising. Citizens Insurance has been non-renewing policies on roofs 20–25 years or older. Insurers are scrutinizing wind mitigation reports more carefully. And homeowners who delay replacement often face emergency costs when a named storm triggers Florida’s 25%-damage rule — once a storm causes 25% or more structural damage, the entire roof must be brought to current Florida Building Code, not just the damaged section.

So the shingle vs. metal question in South Florida is really three questions at once: What can I afford today? What will I pay over the next 20 years? And what does my insurance company reward?

Local Context

South Florida and the HVHZ: What the Florida Building Code Actually Requires

Miami-Dade and Broward counties sit in the strictest wind-zone building code in the United States.

The High-Velocity Hurricane Zone (HVHZ) covers Miami-Dade and Broward counties. Any roofing material installed there must hold a valid Miami-Dade Notice of Acceptance (NOA) — a product approval standard more rigorous than the standard Florida Product Approval used in the rest of the state. Palm Beach County follows the Florida Building Code but is not technically within the HVHZ, though its coastal sections have their own wind-load requirements.

What this means practically: not every shingle product and not every metal roofing system is NOA-approved. When comparing contractors, ask specifically whether the product they plan to install carries a current Miami-Dade NOA for your county. A product that fails an inspection after installation can require a full redo at the homeowner’s cost — this is not a hypothetical scenario.

For shingle roofing, the 2024 Florida Building Code update now permits direct-to-deck peel-and-stick underlayment, which qualifies as a secondary water barrier and can unlock an insurance discount that 30-lb felt does not. For metal roofing, the clip system used matters: Englert-stamped clips at specified spacing are required — knockoff clips with lapsed NOAs have caused full roof redo situations after failed inspections. These are specifics worth asking your contractor about before signing any contract.

Florida SB 293 is also worth knowing: it explicitly prohibits homeowners associations from blocking the installation of metal roofing or impact windows on the grounds of aesthetics or community rules. If your HOA has told you metal roofing is not allowed, that position is not legally defensible under current Florida law.

Side-by-Side Education

Shingles vs. Metal Roofing: The Full Comparison

Cost, lifespan, wind rating, insurance, maintenance — every dimension that matters to a South Florida homeowner.

Cost: Upfront and Over Time

Asphalt shingles are the lower upfront investment. In South Florida, expect installed costs in the range of $750–$850 per square (one square = 100 square feet) for a quality shingle system with proper underlayment. A 2,000-square-foot roof footprint (roughly 20–22 squares with waste factor) typically runs $15,000–$19,000 installed, depending on pitch, accessibility, tear-off layers, and decking condition.

Metal roofing carries a higher upfront cost. Standing seam metal (the most durable and cleanest-looking option for residential use) runs $1,050–$1,300 per square installed. Stone-coated metal and metal tile profiles run $1,175–$1,400 per square. The same 20–22 square roof in standing seam would run roughly $21,000–$29,000 installed.

The lifetime cost picture shifts significantly when you account for replacement cycles. A shingle roof replaced every 12–15 years means two or three replacements over a 40-year period. A metal roof installed once and maintained may not need replacement at all over that same period. The total cost of ownership over 40 years can be comparable or favor metal, depending on insurance savings and material inflation.

Cost Factor Asphalt Shingles Metal Roofing
Installed cost per square $750–$850 $1,050–$1,400
Typical S. Florida lifespan 12–15 years 40–50+ years
Replacement cycles (40 yrs) 2–3 replacements Likely 0–1
Estimated insurance premium impact Moderate credit Often larger credit
Maintenance frequency Higher (granule loss, sealing) Lower (annual inspection)

Wind Performance

Both shingles and metal can achieve high wind ratings in the HVHZ when installed correctly — but the mechanisms differ. GAF’s Layer Lock shingle system uses 19 dimples per shingle and a 1.81-inch nail line (significantly wider than pre-2020 standards), and the Wind Proven warranty carries no maximum mph rating and is not voided by a named storm hitting your county. Competing shingle warranties are often capped at 130 mph or voided by named storms — a meaningful difference in South Florida.

Standing seam metal roofing, when fabricated with continuous panels from bottom to top (no horizontal seams), eliminates a common failure point in hurricane events. The clip system — specifically Englert-stamped clips at 6-inch spacing at ridge and eave and 2-inch spacing in the middle — allows panels to float thermally while holding against uplift. This system is distinct from nail-strip systems that can oil-can and buckle under thermal cycling, which is common in South Florida’s heat.

Stone-coated metal (Unified Steel, for example) carries a VSH (Very Severe Hail) rating and, importantly, does not exclude named storms or saltwater events from its warranty — a direct contrast to some competing products that include those exclusions.

Insurance Impact

A wind mitigation inspection after a new roof installation is the mechanism by which insurers formally credit your premium. New metal roofing — particularly standing seam — typically scores well on the wind mitigation form because of its continuous panel structure and verified clip-system ratings. New shingles with qualifying underlayment (peel-and-stick to deck) also earn credits, including the secondary water barrier discount.

The actual premium reduction varies by insurer, policy, and the specific wind mit results — I have seen customers achieve significant reductions after combining a new metal roof with impact windows and a new wind mit report. No specific savings figure is appropriate here because every policy is different. What is consistent: a new roof of either type, documented properly, gives your insurer a reason to keep you and potentially lower your premium.

Performance Category Asphalt Shingles (GAF System Plus) Standing Seam Metal (Englert)
Wind rating Wind Proven — no mph cap (GAF) Continuous panel, NOA-stamped clips
Named storm warranty exclusion No exclusion (GAF Wind Proven) No exclusion (Unified Steel)
Secondary water barrier Yes (peel-and-stick to deck) Yes (system-specific)
Thermal performance Moderate Clip float — no buckling
Hail rating Class 4 available VSH (Very Severe Hail)
HOA-blockable in Florida? N/A No — SB 293 prohibits HOA block

When Each Option Fits

Which Roof Type Is Right for Your Situation?

Neither material is universally better. Here is when each one makes more sense.

Shingles are a reasonable choice when your timeline is short (planning to sell within 5–7 years and a new shingle roof adds curb appeal without the cost premium of metal), when budget is the primary constraint and a quality shingle system with GAF System Plus warranty gives you solid coverage for the near term, or when your existing structural decking and framing are in good shape and you want the lowest disruption path forward.

Metal roofing makes more sense when you plan to stay in the home long-term, when your insurer is asking hard questions about your current roof age, when you are already exploring impact window replacement and want to bundle projects for a single permit and GC coordination, or when your neighborhood or local property values justify the investment. It also makes sense when your HOA has historically resisted metal — Florida SB 293 removes that objection legally.

When shingles are the better fit: Short ownership horizon. Tight near-term budget. Home is already well-protected with impact windows and doors. Structural decking is solid and no hurricane strap upgrades are needed.

When metal is the better fit: Long-term ownership (10+ years). Insurance renewal concerns about roof age. Desire to minimize roof-replacement cycles. Coastal location with salt air exposure that accelerates shingle granule loss. Flat or low-slope sections where standing water is a factor (specific membrane systems apply here).

Why It Matters Who Installs It

Licensed Contractor, Not a Lead Aggregator

The roof is only as good as the installation — and the installation is only as protected as the license behind it.

“In South Florida, the difference between a roof that survives a named storm and one that doesn’t is often not the material — it’s whether the clips were right, the underlayment qualified, and the decking was actually inspected before the new system went on. That is what a Certified Roofing Contractor with a General Contractor license is positioned to address under one contract.”

Products We Install

What Bigfoot Actually Puts on South Florida Roofs

We do not install every brand. We install the ones we stand behind for South Florida conditions.

Shingle roofing: GAF is our shingle manufacturer of choice. We hold GAF Silver Plus certification, which means we are authorized to install GAF’s System Plus warranty — a 50-year non-prorated warranty covering shingles, labor, tear-off, and accessories. The Wind Proven endorsement carries no maximum mph wind speed and is not voided by a named storm hitting your county. That is a materially different warranty than what most shingle contractors can offer.

On the underlayment side, we use direct-to-deck peel-and-stick where applicable under the 2024 Florida Building Code — this qualifies as a secondary water barrier and supports the insurance discount that 30-lb felt does not.

Metal roofing — standing seam: We install Englert standing seam systems. Panels are fabricated custom per job using roll-forming on-site, which means no horizontal seams. The steel is 24-gauge C4 from Poland with Kaner multi-coat proprietary paint — not the single-coat S&P paint common with competitor systems. The clip system uses Englert-stamped clips at the required spacing — not aftermarket clips that may carry lapsed NOAs. Our 50-year standing seam warranty reflects the material and installation system together.

Metal roofing — stone-coated and tile profiles: We install Westlake and Unified Steel stone-coated metal. Unified Steel carries a VSH rating and a lifetime warranty with no named storm, saltwater, or act-of-God exclusions. That is a meaningful distinction compared to some competing products that include those clauses.

Tile roofing: Westlake Saxony 900 (flat concrete) and Barcelona (barrel) are our primary tile lines. For attachment, Poly Set foam achieves 180 mph adhesion versus approximately 160 mph for mechanical fasteners — and adds a secondary insulation benefit for the attic space below.

We do not install EMC, Sunshine, Big, or Ply Gem products due to documented callback rates. We do not carry PGT or certain other premium brands not in our current line. If you have a specific product in mind, ask us directly — we will tell you honestly whether we carry it and why.

How the Project Works

From Estimate to Final Inspection: What to Expect

Roofing in South Florida involves permitting, inspection, and code compliance — not just installation day.

Step 1 — Estimate and scope assessment: We inspect the existing roof, decking, fascia, and structural connections. For older homes, this is where hurricane strap status is assessed. Because Bigfoot holds a Certified General Contractor license (CGC1531370), we can handle structural scope — hurricane strap installation, decking repair or replacement, structural modifications — under the same contract, without you hiring a separate contractor. This is a structural capability grounded in license breadth, not a marketing claim: the license authorizes the scope.

Step 2 — Permit: All roofing work in Miami-Dade, Broward, and Palm Beach requires a permit. We pull it. In the HVHZ, Miami-Dade NOA documentation for the specific product must accompany the permit application — we handle that documentation for the systems we install.

Step 3 — Tear-off and decking inspection: Once the old roof comes off, decking is inspected before any new system goes on. Soft, rotted, or code-non-compliant decking is documented and addressed at this stage — not after the fact.

Step 4 — Installation: Material is installed to the product’s NOA requirements and the Florida Building Code. For metal, clip spacing and panel continuity are verified before inspection. For shingles, nail line placement and underlayment type are documented.

Step 5 — Final inspection and wind mit: The county inspector signs off. After final, a wind mitigation inspection documents the new roof’s attributes for your insurer. We carry a 10-year workmanship warranty on our roofing installations.

If you are also replacing impact windows or impact doors, coordinating both projects under a single contract with a Certified General Contractor reduces the number of permits, inspections, and scheduling gaps you manage. That is a practical scope-management benefit, not a performance guarantee.

Who We’re Not the Right Fit For

Bigfoot is a South Florida roofing and contracting company — not a national franchise, not a one-size-fits-all operation. Here is an honest list of situations where we are probably not your best option:

  • You need the absolute lowest bid, period. We do not compete on price alone. Our installs use NOA-compliant clip systems, qualifying underlayment, and warranted products. Contractors cutting costs on those line items will often underbid us. If price is the only decision driver, we are likely not your match.
  • You are outside our service area. We serve Miami-Dade, Broward, and Palm Beach counties. If your property is in Central Florida, the Treasure Coast, or elsewhere, we cannot serve you well and will say so.
  • You want a roofing brand we do not carry. If your insurance company or HOA has specified a product we do not install (or one we have declined to carry due to quality concerns), we will tell you that directly rather than pretend we can accommodate it.
  • You need a project completed in the next two weeks. Proper permitting in the HVHZ takes time. We pull permits and follow the inspection process — that timeline is non-negotiable. If you need emergency patch work done tomorrow, we can assess but cannot promise a full permitted replacement on that schedule.
  • You are looking for HVAC, electrical, or plumbing scope under the same contract. Our four licenses cover general contracting, residential contracting, roofing, and glass and glazing. We do not hold electrical, plumbing, or mechanical licenses — and we will not pretend otherwise.

Frequently Asked Questions

Frequently Asked Questions

What is the difference between shingles and metal roofing for a Florida home?

Asphalt shingles cost less upfront ($750–$850/sq installed) and typically last 12–15 years in South Florida’s heat and UV. Metal roofing costs more upfront ($1,050–$1,400/sq) but lasts 40–50+ years, handles hurricane wind loads differently, and generally earns larger insurance credits. The right choice depends on your budget, how long you plan to stay, and what your insurer rewards for wind mitigation.

Is metal roofing worth the extra cost in South Florida?

For long-term owners (10+ years), metal roofing often makes financial sense when you factor in fewer replacement cycles, lower maintenance, and insurance premium credits from a strong wind mitigation report. For homeowners planning to sell within five to seven years, a quality shingle system with a 50-year warranty may offer better near-term value. There is no universal answer — it depends on your specific ownership timeline and insurer.

How does metal roofing perform in hurricanes compared to shingles?

When installed correctly with NOA-compliant clips and continuous panels (no horizontal seams), standing seam metal roofing eliminates common failure points in hurricane events. GAF shingles with the Wind Proven endorsement also carry no maximum mph rating. In both cases, performance depends on correct installation — not just the material. Knockoff clips and improper nail lines are documented failure modes in HVHZ inspections, regardless of material type.

What does my insurance company prefer — shingles or metal?

Most South Florida insurers reward both new shingle and metal roofs through wind mitigation credits, but metal roofing (particularly standing seam) often scores higher on the wind mitigation form. The secondary water barrier discount also applies to shingles installed with peel-and-stick to deck underlayment. The actual premium impact varies by insurer and policy. A wind mitigation inspection after installation documents what your new roof earns.

Can my HOA block me from putting on a metal roof?

No. Florida SB 293 explicitly prohibits homeowners associations from blocking the installation of metal roofing on aesthetic or community rule grounds. If your HOA has told you metal is not allowed, that position is not legally defensible under current Florida law. You may want to notify your HOA in writing and reference SB 293 before proceeding, but the legal framework supports your right to install metal roofing on your property.

How long does a shingle roof actually last in Miami-Dade or Broward?

In South Florida’s climate — intense UV, sustained heat above 90°F for six or more months, salt air, and storm exposure — asphalt shingles typically last 12–15 years before needing replacement. This is significantly shorter than the 20–25 year lifespan commonly quoted for northern climates. Higher-quality shingles with better granule adhesion can extend that range somewhat, but climate accelerates degradation regardless of brand.

Does Bigfoot handle permits and inspections, or do I have to manage that?

We pull permits and coordinate inspections for every roofing project we do in Miami-Dade, Broward, and Palm Beach. In the HVHZ, that includes submitting the correct Miami-Dade NOA documentation with the permit application. Final inspection sign-off is part of our standard process. If structural scope is needed — hurricane straps, decking replacement, structural modifications — our Certified General Contractor license (CGC1531370) authorizes us to handle that under the same contract.
