A roof in Miami-Dade isn't just shingles and nails — it has to meet some of the strictest building requirements in the country. Here are straight answers to the code and approval questions homeowners ask us most, and how you can verify everything yourself.
A secondary water barrier is a sealed, waterproof layer bonded directly to the roof deck underneath your shingles or tiles — so if the primary covering is torn off in a hurricane, water still can't get into your home. Under Florida law (Statute 553.844) and the High-Velocity Hurricane Zone code, when we replace a roof on a Miami-Dade home we install a secondary water barrier and reinforce the roof-deck fastening as required. In the HVHZ it isn't optional, and it's one of the biggest reasons a code-compliant Miami roof holds up — and passes inspection.
Yes. In the HVHZ (Miami-Dade and Broward), the roofing system — underlayment, tiles or shingles, and fasteners — must carry a Miami-Dade Notice of Acceptance (NOA). Every roof we install in the HVHZ uses NOA-approved products; where we work elsewhere in Florida, we install products carrying a statewide Florida Product Approval where that's permitted. You can look up any product's approval at Miami-Dade Product Control (miamidade.gov) or the Florida Building Code system (floridabuilding.org).
Every roof replacement in Miami-Dade requires a permit and passes through inspections — typically a "dry-in" inspection after the secondary water barrier is installed, then a final inspection once the roof covering is complete. Timelines vary by municipality and current workload, but we pull the permit, schedule the inspections, and handle all the paperwork for you, so your project stays on track and fully documented.
Before you sign anything, check three things: (1) the contractor's Florida state license through the Department of Business & Professional Regulation at myfloridalicense.com — ours are CGC1531370 and CCC1333168; (2) proof of general liability insurance; and (3) that the roofing products carry a current Miami-Dade NOA or Florida Product Approval, which you can confirm at miamidade.gov or floridabuilding.org. A legitimate roofer will show you all three without hesitation.
